  • The Hottest Markets: Brisbane (+1.5%), Adelaide (+1.4%), and Perth (+1.3%) continue to be the strongest performing markets, maintaining solid growth thanks to relatively better affordability and low advertised stock levels.
  • Sydney and Melbourne Decelerate: The two largest cities recorded much more modest growth, with Sydney up +0.4% and Melbourne up just +0.2%. Affordability pressures and a significant increase in homes listed for sale this spring have cooled conditions in these markets.
  • Hobart Remains the Exception: Hobart was the only capital city to record a decline in the third quarter (-0.2%), showing that a market correction is still underway.
